Construction Outlook

As we enter into the second quarter the economy the residential construction community remains soft.

First time home buyers have been the biggest beneficiary to the declining home values. Ohio has become on of the top 10 states in national foreclosures.

The National Association of REALTORS released its Existing Home Sales report for March 2008. An "existing home" is one that is not considered new construction.

A sub-headline in the report showed that the median sales price of all homes sold in March increased by 2.5 percent to $200,700.

But don't assume that the housing market is improving because of a statistic like that because in the field of Statistics, median is just the "middle" in a group of numbers.

With respect to the Existing Home Sales, the median sales price is the price point at which half of all homes sold went for more, and half went for less.

If more homes sell in high-priced San Jose, CA than in low-priced Youngstown, OH, for example, the median will be skewed to the high-side. The reverse is true, too.

Median sales price make for good headlines, but it does nothing to talk about the local market and that's where real estate is bought and sold.

Residential remolding remains to be strong and when most remodeling companies asked do not see an immediate slowdown especially with the economic tax refund infusion that has begun to be sent to the American people. In lieu of purchasing new homeowners are updating their existing homes. When embarking on the remolding journey homeowners are looking toward the "Green Products" and spending a little more foreseeing no end insight for rising energy prices.

Commercial construction although softs remains to be the stronger of construction segments.

There needs to be a watchful eye on both steel and copper commodities. There is an anticipation f a shortage of steel, in fact you are beginning to see large mid year price increases, water heaters are expected to rise from 12-17% by mid year and at the time of this article the COMX was trading near 400.00.

We are also anticipating longer lead times for products that are manufactured in China. Factories will begin shutting down in light of the world publicity they will receive during the 2008 Olympics. Wiseway recently participated in the Joint Venture Code Change Seminar with the GCEA at Kings Island. We sponsored a table and showed many of the items that will be effecting the upcoming code changes.

Items we showed where the combo arc fault breaker, tamper resistant receptacles, and tamper resistant GFI's. We had a sample of landscape lights by Kim Mfg. These are heavy duty cast aluminum landscape fixtures with LED technology. They are manufactured to hold up under the most extreme conditions and still provide energy savings. The Versa-Bay fixture by Hubbell Lighting was also on display. This is an energy efficient linear fluorescent high-bay replacement for the current HID high-bay fixtures. They offer not only energy efficiency, they also provide quick off and on switching capabilities which requires no warm-up time like the HID products. These types of lighting products are available at Wiseway call for information today.

In addition, Wiseway recently decided to change tool vendors from Klein to Ideal hand tools. The change comes from a long time decision and is based on support we receive from Ideal. Ideal has good quality hand tools that are competitive in price. Look for the exciting changes at your local Wiseway counter. We will be running a special on these tools for the month of May.

May 5th will be the opening our New Harrison location. This store will be located just around the corner (1/4 of a mile from our existing location) on Simonson Rd. (just off of I-74 at the Dry Fork Rd Exit). This new facility is almost 3 times the size of the old location at 19,000 sq ft, and the store area is 4 times the size, with almost 4,000 sq ft of space. That means that we will have more products at your fingertips, and will offer a much more efficient experience for you and your teams. We will also have all of our products, including pipe under roof, which means that the material will not be subject to the weather. A Word From The Local Associations
GCEA

The Greater Cincinnati Electrical Association is hosting an "OSHA Ten Hour Safety Program". The program will span two Saturdays for five hours each. The dates are May 3, 2008 and May 10, 2008 from 8:00 a.m. to 1:30 p.m. The 2 five-hour safety programs can also be taken individually as stand-alone 5-hour Safety programs. Ohio O.C.I.L.B. license holders can use all 5 hours toward their license renewal requirements, and Kentucky "ME" or "CE" license holders can use two of the five hours toward their re-certification hours. Attendees who attend both sessions will be presented "OSHA 10-Hour" general construction site safety cards. GCEA members pay only $100 for their first enrollee and $50 for each additional employee.

The 4th Annual Joint Venture Seminar at Kings Island Inn and Resort on February 2 and February 9, 2008 was a great success again this year. The topic this year was the 2008 NEC code changes. Over 280 attendees plus 12 exhibitors attended each week. The GCEA would like to thank Bob Sizelove of Wiseway Supply for the leadership role he took in organizing the exhibitor portion of the program. It was a great day of code change education and professional networking for the entire electrical community.

Monday evening, May 21, 2008 is the annual cook-out at the Hartwell Recreation Center. This is a free event for members and we welcome potential members also. Two education programs will also be presented that evening which will earn the attendee one hour of code and one hour of business both Ohio and Kentucky licenses holders.

IEC of Greater Cincinnati

The Independent Electrical Contractors (IEC) of Greater Cincinnati is celebrating its 20th anniversary this year!! IEC is comprised of 34 electrical contractor members and 38 associate members.

IEC is the premier merit shop trade association that is known as the industry leader in training electrical field workers offering a four-year apprenticeship program recognized by the Bureau of Apprenticeship and Training through the Department of Labor.

In addition to apprenticeship training, journeyman electricians take advantage of the journeyman skill upgrade and CEU classes to maintain journeyman licensing requirements and project managers and foreman learn how to supervise field workers, manage material, labor and industry best practices in a comprehensive eight day project management course.
